Custom Home Construction

The home in your head, built exactly that way.

Most custom home projects lose something between the drawing and the build, because the person who designed it isn’t the person who builds it. Plans get lost in translation. Details get quietly value-engineered away. Timelines slip because nobody owns the whole process.

Brightstar solves that by keeping design and construction under one roof. Our in-house team draws your home, prices it, permits it, and builds it — so the house that gets finished is the house you approved.

Custom Homes, Start to Finish

A home designed around your lot, your family and how you actually live — not adapted from a catalogue plan. Every room, every system, every finish decided before the foundation is poured.

Designed around your site, not a stock plan

Coastal & Waterfront Homes

Building near the water in Northeast Florida brings its own rules — wind loads, elevation requirements, coastal setbacks and materials that hold up to salt air. We design for those constraints from the first sketch instead of discovering them at permitting.

Design-Build Under One Roof

Architecture and construction from the same team, on the same contract. No handoff between an architect and a builder, no gap where your vision gets lost, and no markup on outside design work.

One contract, one team, one point of contact

Permitting & Approvals

Permits, county inspections and HOA submissions are part of the job, not your problem. Brightstar handles the paperwork and the inspectors across St. Johns, Duval and Putnam counties.

The Process

Building a custom home doesn’t have to be stressful. Here’s exactly what happens, from the first call to the day you get the keys.

Icon: project consultation and clear client communication

Consultation

We sit down and listen. What’s driving the build, what matters most to you, and what your lot and budget will actually support.

Icon: in-house home design and drafting

Design

Our in-house design team develops full plans for your home. You see and approve the design before anything is poured — revisions happen on paper, not on site.

Icon: building permits, inspections and code compliance

Permits

We handle every permit submission, county inspection and HOA approval. You don’t chase paperwork or sit in a permitting office.

Build & Handover

Construction begins and Rob is accountable on site. Regular updates keep you in the loop, and we walk the finished home with you before handover.

Common Questions

What homeowners ask before they build.

Building a custom home raises a lot of questions — budget, timeline, lot selection, permitting and process. Here are the ones we hear most.

Have something specific? Call Rob directly.

No. Plenty of clients come to us before they’ve bought a lot, and that’s often the better order. What a site will support — setbacks, elevation, utilities, HOA rules, soil — changes what you can build and what it costs. We’d rather look at a lot with you than inherit a problem after closing.

It varies with size, site and how quickly design decisions get made. The honest answer is that we can give you a realistic schedule once we’ve seen your lot and scoped the home — and we’d rather do that than quote you a number that isn’t grounded in your project. Rob will walk you through the timeline in the first conversation.

Absolutely. Some clients arrive with a full set of drawings, some with a folder of photos, some with a sketch on a napkin. Our in-house design team works from wherever you are. If you already have an architect, we can build from their plans — you just won’t need the handoff that usually costs projects time and money.

It means the people who design your home and the people who build it are the same team, on the same contract. No handing drawings to a builder who wasn’t in the room when decisions were made, no markup on outside design work, and no gap where your vision quietly stops matching the house.

Yes, completely. Permit submissions, county inspections and HOA architectural review are part of the job. You don’t chase paperwork or sit in a permitting office — we handle it across St. Johns, Duval and Putnam counties.

St. Augustine and across Northeast Florida — including Ponte Vedra, Nocatee, World Golf Village, Jacksonville, Elkton, Hastings and Palatka. If you’re not sure whether your lot is in our area, call Rob and ask.
