St. Johns County has specific requirements that affect every project. Here’s what you need to know before you start.
It depends on the location. Properties within the historic district require review by the City of St. Augustine’s Historic Architectural Review Board (HARB). We’re familiar with the process and can advise you early — before you’ve committed to a design that won’t pass review.
Much of St. Augustine falls within FEMA-designated flood zones, which affects foundation requirements, finished floor elevations, and insurance costs. We evaluate every lot for flood zone designation before finalizing plans and ensure your build meets all current FEMA and local requirements.
For most of St. Augustine, permits are issued by St. Johns County Building Services. The City of St. Augustine has its own permit office for properties within city limits. We handle all permit submissions and track them through to approval on your behalf.
Yes. Anastasia Island falls within St. Johns County and we’ve worked on projects there. Coastal properties have additional setback and environmental review requirements — we know how to navigate them without adding unnecessary time to your project.
